Hartford County Real Estate Market Statistics
We saw some life in the real estate market this month. For the month of June, single family sales did pick up but are still down when compared to June ‘07. Median sales price is up for June over last month. Inventory levels are down, but not by much, to about 6 months of inventory.

Absorption Rate
In the last three months in Hartford County, 1756 single family homes sold or an average of 585 per month. There are 3641 homes currently on the market or 6 months of inventory, down from 7 months of inventory in May 2008.
Generally, it is considered to be a seller’s market when there is less than 3 months inventory on the market. 3-6 months of inventory is considered normal or balanced, while anything above 6 months is considered to be a buyer’s market.

Don’t Forget Your Best Friend In Your Will

I came across this post by Atty. Matthew Curtiss, Pet Trusts in Connecticut. While many states have some law allowing for people to provide for their pets in some type of a pet trust, ala Leona Helmsley, Connecticut does not.
Atty. Curtiss makes a few suggestions until Connecticut adopts its own law:
1. Specifically bequeath in your will your pet to a friend of family member along with some money for its care.
2. Specifically bequeath in your will a dollar amount to a person, with the condition that it be spent for the care of your pet.
If you don’t specify the care your pet(s) should receive, consider the alternative. In the best case scenario, a friend or family member will willingly take your pet but have to shoulder the expense themselves.
In the worst case scenario, your pet will be handed over to the local pound (or cat rescue since pounds typically only handle dogs) to be put up for adoption, spending weeks or months in a cage and ultimately euthanized if no one adopts it.

The Secret to Buying Real Estate for Profit is Starbucks?

I came across this article in Newsweek via Sellsius - The Starbucks Effect.
If future Starbucks locations herald a boom in local real estate values, the news isn’t great in CT. The only Starbucks planned is in Bethel, CT. But if you’re planning on buying real estate on Long Island - do so now - there are several stores in the works.

Surprise! Your Home is On Candid Camera

I took a new listing at 91 Old Farm Drive in Newington for $289,500.
Immediately, I went to Trulia.com to claim my listing. There I saw Google Street View in action - the little Google gremlins had been to the home already and taken a street shot.
And according to Google, Street View is available in much of Hartford county including West Hartford, Manchester, New Britain, Farmington and Windsor. I knew this was coming but didn’t realize how far they had gotten - all the way to my new listing in Newington before I knew it.
In this case, Google Street View works to my clients’ advantage because it’s a nice street with well-maintained properties nearby. But agents can no longer hide behind their trick photography to disguise the traffic racing by or the gigantic hill the property is perched upon.
And as you’ll see in the link below called Cool Sights in Google Street View, the photos are not only revealing real estate, it’s also capturing slices of real life - from dog fights and car accidents to naked people and folks who like Borat enough to put a cutout of him in their apartment window.

From our involvement in the Underground Railroad to our manufacturing roots, Connecticut has a lot of history that you can see. This list is focused primarily on the Central Connecticut area.
