		<description>Great post, I hope a lot of people get value out of it. When making a low offer be sure not to make it offensively low - people are emotionally attached to their properties and you may find yourself out of negotiations if you start too low. As your posts suggests you should back up your low offer with facts / explanations. Good luck!</description>
