Hartford County CT Home Sales Statistics by Town - Third Quarter 2008

Here is an updated chart of a few basic statistics for housing sales in Hartford County by town for 2008. If you’re thinking of buying or selling in any of these towns, these are numbers you should know (although be cautious about relying on the average days on market since this number is easily manipulated).
It’s worthy to note that the median sales price for September dipped to just above $230,000, although the median price for the third quarter is $251,000. We’ll see how the next few months fare and how low the median price will go.

Top Ten Real Estate Search Terms According to Hitwise

What are other people using as search terms when looking for real estate related websites? Hitwise puts out a monthly report and shows that Realtor.com is the leading search term, followed by Remax. Technically, Zillow should be second but who’s counting.

Central Connecticut Real Estate Market Report 10.14.08

A bit later than I like, here is my monthly market report based on the sales statistics for last month for Hartford County according to the CT MLS:


The trends are:
Fewer homes on the market - the biggest drop is in the number of closings and reduction in overall sales dollar volume
Homes taking longer to sell
Fewer homes selling overall, although there is a jump in September in pending sales
Homes are selling for less

You Can’t Pick Your Relatives But You Can Pick Your Own Apples

Last week I went apple picking at Lyman Orchards in Middlefield, CT, with my daughter. Not only do they have apples but they had pumpkins and may even still have pears and peaches. It’s a great 1/2 day trip for the family this time of the year.

They also have a store where you can buy fresh fruits and vegetables and their famous pies, which are sold fresh and frozen (my freezer is full of pies for the holidays). Mmmmm.
But even if you don’t want to pick apples, take a walk through the orchards. The view is awesome.
