Everyone’s Talking About Real Estate Prices - West Hartford High End

I was talking to my hairdresser, Lori Henry, about real estate last week. Not only is she an expert at cutting (and I’ll admit, coloring) my hair, Lori is a business woman and all around smart cookie.
She asked me about business and we started talking about housing prices. She’s noticed how high-end homes are selling for much less than they were a year or two ago, even in desirable West Hartford.
I found some examples in West Hartford:
16 Berwyn Road (5 bed. 2.2 bath, 3034 sf) sold for $649,900 in June 2007.
47 Berwyn Road (5 bed. 2.1 bath, 2945 sf) sold for $615,000 in June 2008.
26 Chestnut Hill Road sold for $505,000 in August 2007 and is currently on the market for $500,000.
3 Fawn Brook sold for $1,170,000 in August 2007 and is currently on the market for $980,000.
6 Stratford Road sold for $533,000 in October 2007 and sold in July 2008 for $530,000 (also had an unknown amount of seller concessions).
Now, these examples don’t demonstrate a huge reduction in values but show a downward trend. These prices show that if you’re a buyer, you need offer less than what recent comparable sales tell you the value of the property is and that if you’re a seller, you also need to price your home below recent comparable sales.

Identifying Short Sale Listings Just Got A Little Easier for Homebuyers in CT

The CT Statewide Muptiple Listing just announced in an email to its members that a new field has been added the MLS - Possible Short Sale.
If you are specifically looking for a short sale or looking to avoid one (Read Short Sales Are Anything But Short), then your real estate agent will now be able to tailor your home search accordingly.
Please note however that this field is not mandatory. There is debate amongst Realtors as to whether disclosing the potential of a short sale serves their client’s best interest or not.

Should You Care That Your Agent is a Million Dollar Producer?

Scott Einbinder on Inman News reveals in The Myth of the Million Dollar Producer just how pointless, misleading and misunderstood the tagline that many agents use to tell you, the consumer, how great they are. You’ve seen Million Dollar Producer, #1 Agent, President’s Club, etc on websites, ads and business cards.
What does it all mean? Einbinder discects the term “Million Dollar Producer”:
“the consumer has absolutely no idea what Million Dollar Producer even means. The larger question is: What does the industry want them to think it means? Does it mean success? Does it mean that you are working with the best? Does it mean that the consumer can feel confident that all will work out well? I think not.
The fact behind the label starts with the question: What is produced? Is it $1 million in revenue, $1 million in income, $1 million in gross sales prices, $1 million in net profit, $1 million worth of listings sold, $1 million in sales? As we all know, the board of Realtors sets the criteria for what constitutes this designation. What is interesting is that when you attempt to find out what these designations mean, it is difficult to find an answer.”

Don’t Fire Your Agent Yet - New Free Consumer Website for Connecticut Multiple Listing Service Lacks Vital Info

The new free MLS site, www.CTREAL.com, is good news.
Connecticut home buyers and sellers can access some really great information about real estate, such as:
–Active and Sold Listings
–Open House Information
–Search listings by your criteria or by map - this is a great feature, by the way. Not only does it show you listings within a wide or limited area, but it shows you where the schools and other landmarks are. And each listing appears as a little house with a pop-up that has a picture and a brief description.
–Saveable Search
–School and Community Information
