1. Tour your home with you to make suggestions to improve chances for a higher dollar and/or faster sale.
2. Assist you in determining an asking price by reviewing comparable sales, your home’s unique features and by touring competitive properties.
3. Add your home to the Multiple Listing Service where 95% of all homes are sold. Your listing will feature:
- All Room Measurements
- A Compelling Description
- 20 High Quality Photos
- Fill out All Disclosures & Post to MLS within 24 hours
- Create Photo Slideshow Tour
4. Add Lockbox to your home so other Realtors can easily show your home.
5. Add professional RE/MAX for sale sign in your yard and possibly in other locations directing potential buyers to your home.
6. Check with your town for street card, map and tax information.
7. Promote your home on-line to buyers using the following websites:

8. Promote your home to other agents by calling, sending e-mails and networking.
9. Promote your home to people within your network by creating a Just Listed e-mail.
10. Promote features of your home while potential buyers are walking through by printing out flyers, listing sheets, school information, maps, disclosures, receipts and energy bills and leaving them in view.
11. Host Open House(s), if you like.
12. Send Direct Mail to Neighbors, notifying them that your home is on the market and/or you are having an Open House.
13. All calls for showings or questions on your home come directly to our office or to me personally where I keep track of all inquiries.
14. Contact you at least once weekly to update you on market, give you feedback on all showings, and make suggestions on how we can improve the marketability of your home.
15. Pre-qualify unrepresented buyers and assist them in obtaining financing.
16. Review all offers with you per your instructions and assist you in evaluating offers and buyers.
17. Inspect vacant properties periodically for condition.
18. Utilize marketing techniques unique to your home, neighborhood or potential market.
19.Attend inspection on your behalf and negotiate repairs/requests and assist you in locating contractors if necessary.
20. Manage contract deadlines, ensuring deposit money received and mortgage and inspection contingencies met.
21. Attend appraisal.
22. Attend closing to ensure there are no last minute snags.
23. Enroll you in my Client Appreciation Program where you will receive information related to your home on a monthly basis including special offers.
